Upon receipt of the signed search criteria, signed Terms and Conditions and appropriate fee, all the properties available for sale/rent which correspond to the search criteria are identified and the details obtained. Applewood then performs a detailed cross-check of your search criteria against each property with the estate/letting agents or vendor for clarification where required. You will then be sent details of those properties by mail or email with a note of any criteria which are not met or only partially met. This process is continuous for the ‘Just Search’ period purchased.
Upon receipt of the instruction and appropriate fee, Applewood can organise a schedule of property viewings for you, incorporating directions, travel time, time for you to have lunch and time to familiarize yourself with the area.
Upon receipt of the instruction and appropriate fee, Applewood can filter the properties which appear to meet your criteria by visiting them and, by an external examination, confirm your requirements in terms of location, aspect, road noise, distance to shops etc. This is a useful filter to avoid immediate disappointment for customers who have to travel long distances but who do not require us to do a full internal view and report. This service will specifically address your stated ‘external’ criteria as well as containing other useful information about the locality of the property. The fee incorporates an email report with photographs. (Note: property on private land cannot be checked in this way).
Upon receipt of the instruction and appropriate fee, Applewood will make arrangements to view the properties selected. This should be seen as a further filter and is always recommended to avoid disappointment where you would have a lengthy journey to view and/or where you cannot easily make the journey in the near future. For each property viewed a report will be given to you over the phone. This will specifically address your stated criteria as well as containing other useful information about the locality of the property. Where the report is required in writing (including email), photographs will be included where seller permission has been given, and a small additional fee is charged.
Upon receipt of the instruction and appropriate fee, Applewood will make arrangements to view any properties selected at a time mutually agreeable to all parties. Such 'accompanied' viewings are always recommended before an Offer is put forward to the Seller. Naturally, discussion will take place during and after the viewing but should a written report (including email) be required, a small additional fee is charged.
Upon receipt of the instruction and appropriate fee, Applewood will enter into negotiation with the Seller and/or their agents in order to purchase the designated property. Every attempt will be made to secure the property on the most advantageous terms for you and you will be kept informed regularly as to progress and/or where further instructions are required.
Upon receipt of the instruction and appropriate fee, Applewood will liaise with the Seller and/or their agents in order to smooth the conveyancing process. Potential problems can be identified, resolved and peace of mind achieved.

All the Viewing, Negotiation and Conveyancing Process Management options can be purchased on a standalone basis without Applewood conducting any property search.
